During the “Concept Design" we will meet with you to understand the initial scope of the project. We will inquire about the various requirements and aspirations for the project from your perspective. This typically comes in the form of visiting the site, discussing the project goals, looking at any visual materials you may have collected, reviewing a budget (if known) and optimal schedule. Once these elements are clear, they are compiled into a list that results in a document called the “Project Scope”. Once this scope is approved, we move into the next phase.

During this phase, we study and present several preliminary design options in scaled sketch format. The options often include plans, sections and/or elevations or a basic 3d model. These options illustrate whether the project requirements are possible on the site/in the space, how they respond to the project budget and requirements, and any potential constraints or unexpected opportunities that have arisen during the study. 

The goal for the “Feasibility Study“ phase is to define the size, location and any elements that contribute to the aesthetic direction for the project. During this phase we will also determine if any unique Permitting, Structural, Mechanical or Site requirements will be involved. 

Once a final floor plan and direction is approved through the Feasibility Study, we begin developing materials, fixture, furnishing and equipment choices, along with coordinating necessary subcontractors and consultants. At this stage a preliminary budget and schedule can be established. 

If specialized permitting is necessary, such as a Zoning Variance or Architectural Review Board permission, we research requirements through the local municipalities and qualified consultants. This also assists in pacing the Project schedule. 

The goal of Design Development is to define and fully develop the most important aspects of the Project and identify all the parties and steps necessary to execute it. Deliverables are a set of well formed drawings and specifications, such as plumbing fixtures, tile selections and/or windows. 

When a Project scope involves furnishings, the drawings are developed with generic furniture in plan to assess the best layouts and sizes for a space. Once the layouts are approved, we present and establish approvals for relevant fabrics, finishes, wall paper, furniture, light fixtures, etc. 

After all technical information is finalized , requirements are established, and drawings to date approved, the Construction Documents are developed. These include all drawings, specifications, relevant code information and documents necessary to ‘get the project permitted and built’. 

The deliverables for this Phase is a complete set of drawings and specifications, which are submitted to the local jurisdiction and then given to Contractors for estimates.

If a Contractor has already been selected for the Project, then this Phase is a more collaborative process wherein we work closely to develop the drawings according to the budget and will often establish the Construction Budget before seeking a Building Permit. 

We typically submit drawings to two to three (2-3) Contractors for estimates. This keeps the bidding process competitive and manageable. The process often involves a member of our team walking the Contractors through the Project and reviewing the drawings together to highlight any concerns and priorities. During the Bidding stage, we will respond to any requests for information as needed to assist with the Contractor’s estimates. Once the estimates are complete and received, we review them with you and assist in selecting the best Contractor for the job. It is important to note that selecting a contractor involves more then just final cost. It is also determined by ‘chemistry’, qualifications and schedule. 

This final phase is often the most exciting and stressful period of the project. Things get messy, and then they get magical!

Depending on the project complexity, we will make site visits once or more per week. Our responsibility during this phase is to be available for any questions or concerns on site, and help problem solve when issues arise during construction, which is a natural part of the process. We are also on site to observe and report progress as it pertains to the Project schedule, and observe adherence to the design intent as set forth in the Drawings. 

During Construction Administration, we work closely as a team with the Contractor to ensure a successful project. Our relationship with Contractors is of utmost importance from beginning to end.
